What Are Land Restrictions And Why Are They A Good Thing?

Everyone loves the idea of buying and owning land, and while it is a wonderful thing to do, there are a few myths that must be debunked before making the investment. Obviously, land is an excellent long-term investment because it tends to increase in value over time. However, many potential investors are inexperienced and could benefit from clarity on certain issues – particularly HOA guidelines, zoning restrictions, etc.

A Big Myth About Buying Land: ‘No Restrictions’

Buyers are often hunting for vacant land “without restrictions,” but there are a couple difficulties with this idea. First, there are very few – if any – parcels of land available with no restrictions whatsoever. Secondly, even if properties like this were for sale, we would strongly advise against investing in them. No restrictions may sound like a great characteristic, but how useful and feasible is it?

This article will guide you on exactly what land restrictions are, why they exist, from whom they are stipulated, and why they are a good thing for land buyers.

Hearing the phrase “unrestricted land” may sound exciting with the rationale that you can build any structure imaginable, or use the land in any way you like. But supposing there was such a property, you wouldn’t be the only person entitled to the free-for-all. While you may build a beautiful home and/or keep the land in great shape, would your neighbors do the same?

Understanding what land restrictions are and how they work is helpful as you search for a great property to purchase.

Do Your Homework

Restrictions on what can be built vary from area to area, so it’s important to do your research and know what’s permissible.

Check these places to learn what’s allowed on a given piece of land…

  • ZONING OFFICE: The county’s zoning office forbids various activities
  • HOMEOWNERS ASSOCIATION: Subdivisions have specific guidelines for what is permissible
  • CITY ORDINANCES: Any land within metropolitan areas is subject to city ordinances

At Land Elevated, we believe some rules are a very good thing! Otherwise, your neighbors could be a nuisance and/or drastically diminish your property’s value. If you are seeking lenient restrictions, bear in mind they will be the same standard your neighbors are required to meet.

A Piece Of Paradise, Or A Dump?

You’ve probably seen properties that could be mistaken for landfills with abandoned vehicles, dilapidated homes, and all-around chaos. Unfortunately, if you were successful in purchasing land without restrictions, this not-so-lovely scene is very likely what you’d end up with.

(For some land buyers, this may be just fine – particularly anyone looking for off-grid / alternative use land. In that case, we are happy to help you search for land with as few restrictions as possible.)

On the other hand, if you’re searching for a great piece of land that increases in value over time, you may find land restrictions to be favorable. This ensures that everybody plays by the same rules, order is maintained, and unruly neighbors aren’t allowed to damage your precious investment.
